J.G. Petrucci leases 40,000 sq. ft. flex center in Lehigh Valley to leading pharmaceutical distributor TopRx

J.G Petrucci Co. recently announced the lease of 40,000 square feet in Building III at Lehigh Valley Flex Center to leading pharmaceutical distributor TopRx LLC. The signing of this lease brings the industrial park to 100% occupancy.

“J.G. Petrucci Co.’s ability to move quickly and efficiently was really the differentiator for us. This will be a top-notch facility that will allow us to expand our national footprint and greatly enhance our service to our customers. We look forward to calling the Lehigh Valley home,” Douglas Troy, chief financial officer of TopRx, said.

Designed and developed by J.G. Petrucci, Lehigh Valley Flex Center is a 31-acre, 470,000-square-foot Class A industrial park featuring three state-of-the-art buildings in Bethlehem, Pennsylvania.

The design/build developer, with offices in Asbury, utilized its 30-plus years of redevelopment experience to find the highest and best use for the previous Guardian Life Insurance building.

The company completed demolition of the building and developed the industrial park to offer flexible layouts and options for users who are seeking smaller manufacturing and warehouse spaces within the Lehigh Valley. Building I was constructed in 2019 and preleased to marshmallow manufacturer Stuffed Puffs LLC. Construction on Building II began shortly thereafter and was leased to redistribution specialists RJ Schinner Co. Inc.

JGPCO then leased 120,000 square feet in Building III to German logistics company DHL
Supply Chain, leaving the 40,000 square feet that TopRx LLC now occupies.

David Toomey & Hunter Kessel with Cushman & Wakefield represented TopRx,
and Jonathan Gelman with Gelcor Realty represented JGPCO.
